After years in a lavish house in Greenwich, Connecticut, two soon-to-be empty nesters heeded the urging of their children and decided to return to Manhattan in what their architect, Steven Learner, calls an "incredibly brave" leap of faith. "These are people with big personalities." And good timing. The house changed hands during the real-estate boom, enabling the couple to buy a 4,800-square-foot floor-through in a TriBeCa building with mammoth factory-inspired windows, 11-foot ceilings, and white-glove amenities that represented the next step for the neighborhood. Now renovated by Steven Learner Studio, the refined three-bedroom deftly blends informality with fine architectural detail, managing more than a little intimacy despite the acreage.

The wife, a fashion designer, willingly left behind the suburban floral chintz upholstery and curtains, realizing that cities are made of tougher stuff. Still, she campaigned for warmth in her new urban home. In a bit of give-and-take, she accepted Learner's advice on bypassing the developer's oak flooring in favor of honed lava stone, however bedrooms revert to wood with walnut strips.

Curved shapes add softness, too. Separating the living area from the study, there's a cozy effervescence in a divider welded together from blackened-steel rings, some containing glass rounds in a palette of watery blue and green, honeyed amber, and lemon yellow. In the master bath, the Italian 1960's chandelier's delicate cylinders of lilac crystal contrast with the espresso-dark polished marble walls and floor. A circle motif also is woven into the lichen-green rug for the office in the master suite. Chalk all those up as victories for the wife. The floor of the adjoining bedroom is mostly covered with a luminous off-white plush rug, while the headboard, a free-edge slab of black walnut, extends 25 feet to integrate a bedside shelf. Other organic elements include two terraria by Paula Hayes, one of them on the headboard shelf and another in the living area, inches away from a vintage driftwood lamp.

The master suite's Hudson River panorama is the backdrop for a Poul Kjærholm wicker chaise lounge that might have been plucked from the deck of a yacht floating downstream. Though the chaise is repro, the nearby pair of Hans Wegner chairs and ottomans are vintage, as is an assortment of the apartment's seating. The living area's welcoming George Nakashima armchair has even been reupholstered using a bolt of old wool, a natty warped check. These mid-century pieces share the spotlight with cushy custom upholstery. "There were a lot of sit tests," Learner says. The mix is reinforced by subtly retro architectural details such as the hallway's ribbed teak paneling, which wouldn't look out of place on the set of Mad Men. Ditto for the painted steel radiator covers installed below all the walnut window seats. Chalk those up in Learner's column.

Flouting convention, Learner hung a lanky David Weeks pendant fixture over the kitchen's marble-topped island but skipped a chandelier over the table in the adjacent dining area. (Instead, halogens are recessed in a cleanly architectural slot.) The dining area's rear wall displays a towering diptych by Jorge Pardo. And there's hardly a room in the apartment that doesn't boast some serious contemporary art, from the prismatic Sarah Morris canvas dominating the entry to Liam Gillick's striped acrylic panel hung horizontally, like a canopy, from the ceiling in the master bedroom.

A surreal landscape painted on a wood panel by a slightly lesser-known artist, Corinne Wasmuht, was destined for the single remaining swath of blank wall, over the asymmetrical blackened-bronze fireplace surround, but proved too enormous for delivery in the elevator one very warm summer day. A quick phone call from the worried group stuck on the sidewalk with the painting produced guys from the elevator company to negotiate the precarious final leg of the journey: A man rode on the top of the elevator cab, with the 6 ½-by-9 ½-foot panel in his arms.

It was Learner who'd suggested that the couple engage an art consultant to build a contemporary collection. The result is that both husband and wife have become unreconstructed collectors, keeping a running list of artists for acquisition. Learner even encountered resistance when he counseled that curtains in the living area would soften what could otherwise be an unforgiving gallery effect. "A large part of my process is education," he says, laughing. Curtains drawn back do, of course, reduce the amount of wall space suitable for hanging art. No matter—you can always buy walls. An apartment one floor down is on the market.

Room Mate Hotels is continuing its ferociously rapid expansion, this time with Emma, its first property in Barcelona.

The 56-room budget hotel opened on August 1 in the former Nadal Moneo architecture studio, located in the Catalan city's art nouveau Eixample District. Interior designer Tomás Alia conceptualized the hotel as a utilitarian space with a bright and futuristic environment, almost Kubrickian in its minimalism.

Emma joins the Spanish boutique brand's 13 hotels in Spain and lone New York property. Founded by Sarasola in 2003, Room Mate Hotels expects to operate 33 hotels around the world by 2012, offering a total of 2,400 rooms.

The next ribbon cuttings will occur at the Carlos hotel in Buenos Aires and the Valentina in Mexico City, both slated to open later this year. Plans for 2010 include the debut of its first Miami Beach hotel, along with a second New York property.

It's a teaser. Break the name Artis in two, art is, and it implies a gallery or an art consultancy. So does the minimally appointed white reception area. Its glossy-white biomorphic desk could be mistaken for a piece by Zaha Hadid, whose stools, in fact, line the window wall straight ahead. Only on the other side of the floor does a long trading desk give the space away for what it is: Artis Capital Management, a San Francisco money-management firm.

The office was designed by two art devotees, Interior Design Hall of Fame member Lauren Rottet and her deputy Kelie Mayfield—who completed the job as Rottet Studio but were hired under the aegis of DMJM Rottet. "I didn't know Lauren Rottet from Adam," Artis founder Stuart Peterson remarks. But the San Francisco Museum of Modern Art board member did have a vision, and he set out to find a designer who could make it a reality. "That's the beauty of the Internet," he says. Mouse clicks away, Rottet's online portfolio presented a global tour of corporate quarters, many of them exhibiting his desired look. "Long-term," he adds, "my goal is to populate all the walls with art and change it up over time." (His $20 million Tiburon spread, formerly owned by Andre Agassi, is populated with work by Jean Michel Basquiat, Anselm Kiefer, and Joel Shapiro.)

Occupying the 16,200-square-foot penthouse of the Steuart Tower, Welton Becket and Associates's 1976 building near the Embarcadero Center and the Ferry Building, Artis boasts city and water views, the latter stretching from the Bay Bridge to Alcatraz. Rottet says she made sure nothing would impinge on them: "We carefully laid out the plan so that no walls touch the building perimeter." Planning reflected the familial, nonhierarchical corporate ethos, too.

Serving Artis senior staff and occasional visitors are 13 glassed-in private offices that, at first, look mysteriously empty, with nothing more than a task chair in sight. In fact, they're as intricately outfitted as steamer trunks. Wall systems deftly hide everything from printers, TVs, personal safes, and trash cans to full-size desktops—until the appropriate door swings open to reveal them. Meanwhile, traders and researchers spend most of their waking hours glued to the long desk that runs parallel to one of the window walls. The desk, clad in shiny white plastic laminate, has articulated work surfaces equipped with small computer monitors as well as plug-and-play hookups to charge cell phones, BlackBerrys, or iPods. "We made it as human as possible," Mayfield says, adding: "Most of these traders are incredibly fit. Sometimes they work while sitting on exercise balls."

The gray and red plastic balls are stashed, along with free weights and elastic bands, in the lounge around the corner, under a seemingly endless bar of pale gray marble and cerused oak burl. And storage isn't the only clever surprise the bar holds. One of its ends is actually a 75-inch monitor for digital art. Along the side is a wine refrigerator. At the far end, vertical sections of oak burl pull out to reveal themselves as the backs of dining chairs, popping with seat cushions in hot-pink and electric-blue hair-on hide. In other words, the bar is like the traders themselves: It multitasks.

Rottet and Mayfield programmed in more downtime options in the corner gym, where a photomural of driftwood stretches across the ceiling. For relaxation on the job, the designers placed a break-out area next to the trading desk. Here, the sober right angles of dark gray lounge chairs and Rottet's low white table are relieved by the colorful floral wallpaper lining the table's drawers and the energetic lines looping across a monumental canvas by Matthew Ritchie.

In both work and play zones, a minimum number of materials produce maximum effects. The oak burl from the bar lines punched-up ceiling coffers. Most flooring is pale limestone, while charcoal-gray lava stone at the windows "reinforces the notion of ripples at the water's edge," Rottet notes. Between the two types of stone, spanning one whole window wall, an unbroken expanse of luxurious gray carpet displays a darker gray inkblot pattern, open to endless literal and figurative interpretations.

So what's the real meaning of that Artis name? It applies equally to money management—at least when profitable—and to designs in its service. The word is Latin for skill.
